Understanding the Elements of Home StagingA Seminar for Real Estate Representatives, (3 credits)
COURSE OUTLINE
In this course, we'll show you how to put the buyer in your house: How? Everyone who lives in a house personalizes it – that’s what makes it a home. To appeal to a wider audience we have to make your listing EVERYONE’s home. This course equips you with just the right amount of knowledge to confidently advise your clients how to prepare their home to maximize its value for resale. At the end of the course you will be able to analyze and transform a property by:
- Identifying Red Flag showstoppers - things that could stall - or even prevent a sale - anything that says “My place. Keep out!”
- Creating illusions of grandeur: We’ll show you how simple adjustments can make rooms look larger, cozier, and inviting, telling your potential buyer “Welcome home”.
- Solving clutter busting problems: We can help you identify and differentiate between good clutter and bad. Good clutter? It's a fine line between sterile and stuffed.
- How thorough will we be? At the end of the course, we’ll give you a 240 point checklist that will take you from room to room.
Below is an excerpt of the 'Top 10 Best Things to Do' and the 'Top 10 Worst Things to Do' from the course Understanding the Elements of Home Showcasing.
The Best Things To Do
- Pay attention to the Curb Appeal which without the first good impression won’t even get your buyers into the house.
- Ensure all problem areas are attended to.
- Pick up clutter and empty garbage.
- Open all drapes, blinds, etc and turn on lights to make the house bright.
- Air out the house to get rid of cooking, pet odours, etc.
The Worst Things To Do – and Remedies
- Never leave a problem area with an explanation that it will be attended to later – deal with it now.
- Never install carpet in the bathroom, it’s unhygienic and unhealthy. Install easy-to-clean ceramic tiles, or soft and warm vinyl.
- Do not leave any personal items on display; Hide personal photos, intimate apparel, toiletries out of site.
- Discard silk or dried flowers. Purchase fresh flowers, preferably use only one colour for a great memory hook for potential buyers.
- Get rid of old lace curtains. Install modern wood or faux wood, sheerweave, or roman blinds, the right window treatments can alter the look of a room by focusing back into the room or highlighting an attractive view.
